Borve Lodge Estate is based on the west coast of the Isle of Harris in the Outer Hebrides. With sweeping Atlantic views, white sand beaches and dramatic hills, it’s an ideal base for discovering the natural beauty and rich heritage of the island.

Adam and Cathra Kelliher have owned and developed the Estate since 2013. The site has a long history dating back to 1868, when the original lodge was built by the Earl of Dunmore. Today, four architecturally distinct self-catering properties sleep between two and six guests and welcome visitors year-round.

"The Rock House wowed us the minute we opened the door and it did not disappoint! From the amazing views to the attention given to every detail this property provides something unique that oozes luxury. Communications were excellent and we highly recommend."

Delivering a high-quality and relaxing experience is central to the Estate’s ethos. All guest communication is handled by the in-house team and tailored to the individual. Automated emails are avoided in favour of personal engagement, especially for special occasions or where guests have specific requirements. 

The Estate maintains high housekeeping standards across all properties, using detailed checklists for cleaning and laundry. Guest comfort is a priority, with every property prepared to the same meticulous standard. 

Guests are welcomed with a basket of local produce, including items from small Hebridean suppliers. Information packs sent ahead of arrival and available in each property include tips on where to eat, what to see, and highlight local businesses and producers. 

The Rock House and The Broch offer a unique architectural experience, thoughtfully designed to blend into the natural environment. These properties are regularly updated to ensure they continue to meet the Estate’s exacting standards for quality and guest experience. 

In response to guest feedback, Claddach House has recently been added to the Estate’s pet-friendly accommodation options, complete with a dog welcome pack. 

The Estate’s efforts have been recognised with national awards. In 2024, Borve Lodge Estate was named Scotland’s Greatest Escape by BBC Scotland, winning both Best Unique and Unusual Escape and the overall series title. It was also a finalist in the Highlands and Islands Thistle Awards for self-catering accommodation. 

Business impact

Refurbishments at The Rock House and The Broch have helped refresh the properties for returning guests while enhancing the experience for first-time visitors. Updates included repainting kitchens, changing soft furnishings, and commissioning bespoke seating from a local cabinetmaker. These subtle yet thoughtful improvements ensure that even regular visitors continue to enjoy something new. 

Expanding the pet-friendly policy to include Claddach House has opened the Estate to more families travelling with dogs, further broadening its appeal. 

While investments have been made to improve the guest experience, pricing for 2025/26 has remained unchanged from 2024. The decision to hold rates reflects the Estate’s commitment to accessibility and value, particularly in recognition of wider financial pressures on guests. The result has been continued strong bookings and an increase in returning visitors. 

Future plans

The Estate’s next planned investment is a refurbishment of Claddach House, with updates to décor and furnishings to maintain consistency across all accommodation. 

In parallel, the Estate is advancing a long-term ecological project on the Isle of Taransay, where it acts as custodian. The goal is to regenerate the island’s biodiversity, working with conservationists and environmental experts. The project focuses on rebalancing grazing, supporting native flora and fauna, and encouraging responsible tourism. 

The Estate has also partnered with adventure company Rvival to offer immersive escape experiences on Taransay, giving guests the opportunity to explore the island’s natural beauty in a sustainable and educational way. 

Borve Lodge Estate continues to invest in its people, employing a small permanent team from the local community and offering training, support, and a collaborative work environment. 

Advice

Here’s Magaigh’s advice for other businesses looking to enhance their offering:

  • Think like your guests

    View your properties from their perspective. Identify tired or worn areas and refresh them before they affect the visitor experience. Even small changes can make a big difference.

  • Invest in quality and value

    Choose high-quality materials that can withstand regular use. Don’t be afraid to spend more up front to achieve better long-term value.

  • Focus on the guest experience

    Think carefully about how guests will feel when they arrive. Small details—from cleanliness to a warm welcome—shape their impression and overall satisfaction.

  • Build strong local links

    Develop good relationships with local suppliers and tradespeople. Their support can be invaluable when you need help quickly.

  • The personal touch

    Always aim to deliver a thoughtful, personalised experience that makes guests feel valued and encourages them to return.
